Moreover, the 4-point inspection satisfies the insurance carrier for obtaining homeowner’s insurance; for the most competitive policy rate. Do I need a four-point inspection?

Insurance companies have become increasingly reluctant to issue Homeowner Insurance Policies on older homes (usually 25 years old or more).  When purchasing a new home, renewing an existing policy, or changing insurance carriers; a 4-point inspection is usually a requirement.

Because their concern is that there may be issues in an older home that could become a liability to them. For example; a home with an older roof may fail during the life of the policy. So, this will result in the homeowner seeking reimbursement for damages to the home or its contents. Also, similar concerns exist with the condition of the HVAC, electrical and plumbing systems in an older home. Therefore, if these systems are in need of being updated or replaced or were improperly installed; they may fail and cause fire or water damage to a home.

If issues exist that are of concern; our inspector will let you know right away so you are able to make repairs. Though the inspection is visual, in most cases. Also, our 4-point is a helpful tool to keep the homeowner from getting any potential surprises; such as a leaky roof, or rusty water heater.

Because your rates will be determined by the insurance carrier; the inspection form submitted will allow underwriting to determine the risk of the dwelling.

Can I fill out the form myself?

Insurance companies want these forms filled out by Certified State Licensed individuals such as; a licensed Professional Engineer, Electrician, Building Contractor or Roofing Contractor.
